Boulder Point

Boulder Point opened its doors September 2019 in Plymouth, NH. It offers twenty-five one-bedroom apartments to veterans experiencing homelessness and served by WRJ HUD-VASH as well as five affordable (unsubsidized) two-bedroom apartments.

Application Process

For one-bedroom units, only individuals and households certified eligible for a HUD-VASH voucher by the US Department of Veteran Affairs may apply. For two-bedroom units, Veterans and their families are preferred, but non-Veteran households may also apply.

Amenities and Rent

Boulder Point is a 27,000 square foot, 2-story, handicapped accessible/adaptable building, located on a picturesque 11-acre property. It features plenty of parking and outdoor space, as well as a large community room and several private offices for case management and supportive services. Each apartment has a private washing machine and dryer.

As of February 10, 2020, one-bedroom units, intended for one or two residents, rent for $893.00. Two-bedroom units, which can house from two to four persons, rent for $1,197.00. Heat and electricity are included. Residents are responsible for cable and internet in their individual units. Security deposits equal one month’s rent.

All units are Veteran preference. All applicants must be Section 8 eligible. Residents pay roughly 30% of their income toward rent (approximate; a specific formula is used to calculate income and rent). The income must not exceed 50% AMI for a single person. The individual’s annual income cannot exceed $31,500.00. A 2-person household must not exceed 60% AMI. Income eligibility is based on household size.

Harbor Homes partners with the VA Medical Center and others to provide mentoring for residents who choose to participate in the service plan. Participants receive coaching in increasing household income and assets, eviction prevention, life skills, increasing health and well-being, and improving the educational success of children and youth.
